Preventative Maintenance
Preventative maintenance
Keep your automatic doors and gates operating smoothly
We’re all used to servicing our cars to ensure optimum performance, reliability and longevity—a regular once-over to check everything is working correctly and nothing needs replacing or repairing.
Just like cars, all doors and gates benefit from regular preventative maintenance servicing. Not only does it increase the serviceable life and reliability of your product, but also helps make your doors and gates safe for the people who use them.
The reality is a broken down door or gate in a high traffic area can disrupt tenants, become a security concern, or even cost businesses money in lost productivity. A regular maintenance program ensures wearing components are replaced or malfunctions are addressed before becoming a problem.
Did you know?
Under Australian Standard AS5007 for Automatic Pedestrian Doors, you’re obliged to have your pedestrian doors inspected and maintained by a qualified person every quarter, as well as keep detailed log books.
While gates and shutters don’t come under this standard, it’s best practice from a workplace health and safety point of view to have them properly maintained too.
Match your maintenance package to your business
O’Briens Automatic Systems offers three types of maintenance packages to help you meet these compliance obligations, and keep your doors and gates operating smoothly—no matter the size of your business.

What are my AS5007 compliance obligations?
Australian Standard AS5007 for Automatic Pedestrian Doors requires:
· The building owner or agent responsible for the safe operation and maintenance of powered doors to consider each individual installation and adopt safety check and planned maintenance procedures.
· Equipment to be inspected and maintained on a quarterly basis (clause 7.4) and at intervals not exceeding 4 months (clause E2.2).
· All system attendances, inspections, testing, service and maintenance procedures to be systematically recorded in a log book or software program dedicated and maintained for this purpose. The log shall be retained by the building owner or agent and available upon request by a relevant Government authority or authorised certifying agent. Where multiple installations operate in a single complex, a log shall be dedicated to each doorway installation.
· Any work required shall be carried out by a person qualified in the maintenance of pedestrian door equipment in accordance with recognised industry practice.
